Paving
We enjoy working with you on new projects and exploring ideas to protect or improve your property. We work closely with your engineer and surveyor to ensure that your pavement is laid with precision and meets the required specifications for proper drainage and mat thickness.

Overlay
Surfaces that have widespread “alligator” or “spiderweb” cracking may require an asphalt overlay. The end result is a fresh, smooth pavement at a fraction of the cost of removing and replacing your existing asphalt. Some parking lots or driveways may be too high for an overlay, preventing proper watershed. In this case, we recommend removing the existing asphalt, regrading and packing the base, or milling the surface (see our paving and milling descriptions for more information).

Patching
You may have only a few small areas in your asphalt that are too damaged to crack fill and sealcoat. We repair these areas by removing and replacing the existing asphalt. To ensure the longevity of the patch and the surrounding asphalt, we recommend filling any cracks you may have and sealcoating the surrounding surface.

Milling
Many parking lots suffer from excessive overlays, causing the asphalt to rise above the concrete gutters, which can lead to drainage issues and create tripping hazards. Our asphalt cold planer effectively grinds down the asphalt to below finished grade, creating the necessary space for an overlay that aligns perfectly with your existing gutters. This not only ensures optimal drainage but also creates a smooth transition between surfaces, enhancing safety and functionality.

Crack Filling
Crack filling is one of the most effective and cost-efficient ways to preserve your pavement. We begin by thoroughly cleaning the cracks using an industrial air compressor, followed by routing as needed and removing any weeds. Next, we fill the cracks with high-quality commercial-grade sealant. This process prevents water from eroding the base beneath your pavement and stops ice from expanding in the cracks during winter, ultimately extending the lifespan of your surface.

Sealcoating
Sealcoating is an essential process that enhances the durability and appearance of your pavement. Asphalt consists of a sticky tack oil (crude oil) that binds sand and rock, but over time, this oil and the sand aggregate can diminish, reducing the pavement's strength and flexibility. Our sealcoating service replenishes the oil in the asphalt, filling and preventing small cracks and protecting against erosion of fine aggregate.
We recommend applying two coats of black sealer after crack filling. This not only enhances curb appeal but also effectively fills and seals cracks up to a quarter inch wide, while preventing new ones from forming. Additionally, seal coating improves your pavement’s ability to absorb heat in winter, facilitating snow melt.

We can retouch your existing layout or paint lines from a custom blueprint you provide. While following city codes and parking lot standards, we can also work with you to design your layout for maximum occupancy, efficiency, and accessibility.
